A recent survey conducted by 99acres.com revealed that two out of three home buyers are evaluating the real estate market in order to move on with their plans to invest in a home. Even in the post-COVID scenario, potential investors still look at real estate a secure option for investment and are considering investing in it. Of these, 67% are expecting the prices to drop further and 20% believe that a slight reduction in prices might be possible now. While 70% of investors are in the final decision-making stage of purchasing a home, a small percentage over 30% believe that now is the right time to invest. This survey also revealed that 11% of potential home buyers had put their plans of home acquisition on hold due to uncertainty around jobs and the market scenario. However, although 65% of potential home buyers were still in the market and looking for a home to invest in, only 38% of this number are genuinely searching for a home. As COVID fears die down and the pandemic eases off, this number is expected to increase substantially. A small percentage of potential home investors are looking at buying a home purely as an investment option while a large majority of these are looking at investing in homes to set up their residences and reside in. Ready to move in real estate development projects are currently in high demand as a large majority of real estate investors are looking to move into their homes at the earliest possible opportunity. This being said, the number of virtual visits to sites has increased and the demand for these has gone up due to the COVID pandemic and up to 55 to 60% of buyers are choosing virtual visits over physical ones, even though before actually investing in a home, a physical visit is an absolute must. While earlier proximity to the workspace and easy connectivity to the same was of paramount importance, post the pandemic, this seems to have dropped in importance as work from home is more prevalent. However, at the top of every home buyer’s list of importance is proximity to social infrastructure in the form of hospitals, educational institutions, and avenues of shopping and entertainment.
